Direct reservations are subject to our non-refundable booking conditions. A 50% non-refundable prepayment is required to confirm reservations made more than 15 days before arrival.

Once the full accommodation amount has been paid, guest-initiated cancellations are also non-refundable, subject to mandatory legal rights.

For direct reservations made more than 15 days before arrival:

• 50% non-refundable prepayment to confirm your booking.
• 50% remaining balance due no later than 15 calendar days before arrival.

Payments can be made securely by card through Stripe or by bank transfer.

If you choose bank transfer, the required initial payment must be received within 48 hours of the reservation request.

For reservations made 15 days or less before arrival, full payment is required to confirm the booking.

The Croatian tourist tax is not included in the accommodation price unless expressly stated otherwise in your booking offer.

Tourist tax rates depend on the season, guest age and applicable local regulations in Umag. The applicable amount and payment instructions will be communicated separately.

Any other applicable optional services or additional charges will be disclosed before you agree to them.

• Check-in: from 14:00 (2:00 PM).
• Check-out: by 10:00 AM.

We offer convenient self-check-in. Access instructions and the key lockbox code will be provided separately before arrival.

Early check-in, late check-out or early parking may be possible only with prior approval and subject to availability.

Yes. Each apartment includes one free reserved parking space directly in front of the property.

• Apartment 1: left apartment.
• Apartment 2: right apartment.

If you are travelling with an additional vehicle, please contact us in advance. Extra parking behind the house may be available by arrangement.

Yes, children of all ages are welcome. A baby cot is available upon request, subject to availability.

Please ensure that the number of guests, including children, does not exceed the approved capacity of your reserved apartment.

Parents and guardians are responsible for supervising children throughout the property.

Unfortunately, pets are not permitted at Apartments Istria Punta Umag.

Our apartments are furnished for a comfortable self-catering holiday.

• Air conditioning and free Wi-Fi.
• Private bathroom with shower.
• Equipped kitchen with cooking facilities, refrigerator, microwave and kitchenware.
• Dining area and television.
• Bed linen and towels.
• One reserved parking space per apartment.
• Access to shared outdoor facilities.

Additional recreational equipment may be available for guest use, subject to availability and the instructions provided.

Yes. Each guest receives one large towel and one small towel. Bed linen is provided for the prepared beds.

Towel replacement is available upon request every four days. For stays longer than seven days, a linen change can be arranged by prior agreement.

Recreational equipment may be available for guests to use according to the instructions provided at the property.

Please use equipment responsibly, supervise children and avoid using water equipment in unsafe weather or sea conditions.

Please use the barbecue and outdoor cooking equipment only in the designated barbecue area.

• Place electric cooking equipment only on the designated metal support in the fireplace.
• Never leave a lit barbecue unattended.
• Follow all fire safety and weather restrictions.
• Clean the fireplace, cooking surfaces and tables after use.
• Do not sit on the fireplace or surrounding fence.

Barbecue use may be restricted during periods of increased fire risk.

Please use the designated clotheslines behind the house.

Drying towels or laundry in the front courtyard, barbecue area or on the benches is not permitted.

Please handle all electronic devices, televisions, gaming equipment, controllers, chargers, cables and other supplied items with care.

If anything is damaged or stops working, please inform us as soon as possible.

Guests may be responsible for damage caused by their actions or negligence. Any compensation requested will be based on reasonable and documented repair or replacement costs, taking ordinary wear and tear into account.

• Take household rubbish to the designated bins.
• Switch off lights and air conditioning.
• Close all windows and lock the apartment.
• Return the keys to the designated mailbox at the entrance gate, unless instructed otherwise.

Check-out must be completed by 10:00 AM. Thank you for helping us prepare the apartment for our next guests.
